I say this to myself constantly, usually while I’m staring at a blinking cursor at 9pm instead of being asleep. Because here’s the trap almost every agent I coach falls into. Somewhere along the way, “post consistently” turned into “become a full time creator,” and now you’re trying to run comps, show houses, negotiate contracts, AND storyboard reels like you’ve got a media team behind you. You don’t. It’s just you.

Instagram, then a keyword automation, then a website opt-in. Three steps. No daily grind, no creative burnout, and it still gets me leads while I’m doing literally anything else.

The Enemy: The Content Creator Identity Trap

Let’s name it directly, because nobody else will. The real estate industry has quietly convinced agents that “good marketing” means acting like an influencer. Trending audio. Daily posting. Perfectly lit talking-head videos. A caption that reads like a personal essay every single time.

That’s not a content strategy. That’s a second full time job stacked on top of the one you already have, and it’s exhausting agents who are already stretched thin between showings, contracts, and their own kids’ bedtime routines.

Here’s the truth. You don’t get extra points for originality. You get leads for consistency and for making it easy for someone to raise their hand. That’s it. If you’re spending three hours writing the “perfect” caption instead of running a system that captures the lead automatically, you’ve got the whole thing backwards.

I built my business on being a real estate agent first. Content is a tool I use to generate leads, not an art form I need to perfect. Once I made that mental switch, everything about how I show up online got simpler, and honestly, better.

The Reframe: Make It Easy to Make Content

You’re allowed to make this easy. Nobody hands you a medal for doing content the hard way.

Here’s what “easy” actually looks like in practice: you post ONE thing on Instagram. That post has a job to do, which is to get someone to comment a keyword. From there, an automation takes over. It replies instantly, it delivers the thing you promised, and it moves that person into your world where you actually own the relationship: your email list.

That’s it. You don’t need seven pieces of content a day. You don’t need to be everywhere. You need one simple, repeatable posting strategy before you already have a full time job, and a system behind it that works while you’re at a showing.

I’ll walk you through mine, step by step.

The System: Instagram > ManyChat Automation > Website Opt-In

This is the exact formula. Three steps, in order, and each one has a specific job.

Step 1: Instagram Is Your Front Door

Instagram is not where the relationship lives. It’s where people find out you exist. That’s the only job this step has, so stop overengineering it.

A good front-door post does one of three things: it teaches something useful, it shows proof (a result, a before/after, a client win), or it names a problem your ideal client feels. Then it ends with a single clear instruction: comment a keyword.

I’ve built posts around exactly this. A carousel breaking down my content system got dozens of agents commenting a single word, because I made the ask dead simple. Not “DM me for more info.” Not “link in bio.” One word. Low friction, high conversion.

Step 2: ManyChat Is Your Always-On Assistant

Here’s where the magic happens, and it’s also the step most agents skip entirely because it sounds technical. It’s not.

ManyChat is an automation tool that watches your Instagram comments for a specific keyword. When someone types it, ManyChat automatically replies, usually through Instagram DM, with the thing you promised. No manual DM-ing. No copy-pasting the same link forty times a night. No missing someone’s comment because you were at a listing appointment.

My keyword is EDIT. Comment it under one of my posts and ManyChat delivers my weekly content straight to that person’s inbox, instantly, at 11pm on a Tuesday if that’s when they scrolled past it. I’m asleep. The system isn’t.

This is the piece that turns “posting” into “lead generation.” A post without an automation behind it is just a post. A post WITH a comment-keyword automation is a lead capture machine running 24/7 without you lifting a finger after you hit publish.

Instagram can restrict your account, change its algorithm overnight, or ban you for no reason you’ll ever get an explanation for. Your email list can’t be taken away from you. That’s why this step is non-negotiable.

The ManyChat automation shouldn’t just drop a PDF and disappear. It should route that person to a simple opt-in on your website, where they trade their email for the thing you promised. Now they’re not just a comment on a post you’ll never see again. They’re on a list you own, that you can nurture with market updates, new listings, and your actual voice, long after that Instagram post has scrolled into the void.
